Michael Guidicelli, CCIM, SIOR of Regions Commercial, LLC recently completed the long-term lease of approximately 16,000 SF of primarily office with warehouse space at 299 Industrial Park Rd., Middletown, CT to The Harry Grodsky Companies, one of the largest, privately held, full-service mechanical contractors in the Northeast, established in 1918. Regions Commercial represented the Landlord, Twenty Lexington, LLC. The Harry Grodsky Companies were represented by Nicholas Morizio, SIOR, CRE of Colliers International.
The complexities of this transaction were such that a buy-out of a Fortune 200 lease with NRG Energy needed to structured, negotiated and executed prior to the signing of this lease, all the while coordinating and balancing The Harry Grodsky Companies’ timeline of consolidating three locations into this one central location.
This transaction represents the first SIOR (Society of Industrial and Office Realtors) Member to Member deal for Mr. Guidicelli and he’s delighted to have completed it with Mr. Morizio. Michael joined the ranks of SIOR, today’s most knowledgeable, experienced, and successful commercial real estate brokerage specialists as a candidate member 3 years ago and earned the prestigious designation last November. One of the advantages of the candidate member program is selecting a Mentor to serve as a resource and ambassador into the SIOR organization. Mr. Morizio has been in commercial real estate brokerage for 30+ years, he is the owner of Colliers International offices in Hartford and New Haven, and has brokered many of the largest deals in this region, making this mentorship with him extremely valuable for Michael. Twenty Lexington purchased 299 Industrial Park Rd. as an investment property and Regions Commercial was subsequently engaged to secure tenants. With this latest lease, the building is now 100% occupied, and shared with Grimco, Inc., a 141 year old, national sign and digital supply company, with annual revenues in excess of a half a billion dollars whom Regions Commercial procured earlier this year.
