What makes this transaction particularly exciting is that this is the second time in 3 years that Michael Guidicelli, CCIM, SIOR has sold 35 Tower Lane. In the first transaction, Mr. Guidicelli sold the property to Icarus, IV, LLC for $700,000 as a value-added investment property and Regions Commercial was subsequently engaged to secure tenants. At the time of the first sale, the building was about 25% occupied. Since then, Mr. Guidicelli has placed 9 new tenants on long-term leases, including the latest anchor tenant, Hartford Hospital, who signed 30 days prior and is scheduled to open September 1, 2016.
